Electrical Planning for a Home Renovation: What to Decide Before First Fix

Electrical planning is easiest while a renovation still exists on drawings. Once walls are closed, floors are finished and cabinetry is fitted, moving a socket or adding a lighting circuit becomes slower, messier and more expensive.
The aim is not to predict every appliance you might own in ten years. It is to make deliberate decisions about how each room will be used, where power and control are needed, which equipment creates a significant load and what should remain adaptable.
This guide explains what homeowners, designers and project teams should resolve before the electrical first fix of a renovation, extension or substantial room remodel.
Begin with the room layout, not an electrical symbol list
A plan showing sockets and lights is only useful if it reflects the finished room. Before marking electrical points, confirm the positions of the main furniture, fitted joinery, kitchen units, appliances, sanitaryware, doors and glazing.
Walk through ordinary activities in each space. Where will a bedside lamp be switched? Where will a vacuum cleaner plug in? Does the desk need power and a data connection without extension leads crossing the floor? Can the television, router and sound equipment be connected without a cluster of visible adaptors?
This exercise often reveals that a technically complete drawing is not yet practical. A socket can comply with the plan but still end up hidden behind a wardrobe, too far from a work surface or competing with a sliding door.
Record decisions on one coordinated layout so the electrician, builder, kitchen supplier, lighting designer and client are working from the same information.
Plan sockets around use and access
Socket planning should reduce everyday dependence on extension leads and multiway adaptors. Electrical Safety First advises homeowners to plan appliance layouts carefully and avoid overloading sockets during renovations.
Consider fixed equipment and flexible use separately.
Fixed equipment includes televisions, ovens, extractors, boilers, network equipment, integrated appliances and fitted furniture with power or lighting. These positions should be coordinated accurately because a late change may affect cabinetry, ventilation or the cable route.
Flexible use includes lamps, charging, cleaning equipment, seasonal items and future furniture arrangements. A room that only works with the sofa in one position is unlikely to remain convenient for long.
Useful questions include:
Which sockets need to remain visible and easy to isolate?
Will any outlets be trapped behind deep appliances or fitted units?
Where will phones, laptops and rechargeable equipment be used?
Does a home office need wired data as well as power?
Are external sockets, garden equipment or outbuilding supplies part of the scope?
Could a future layout change leave a wall with no practical outlet?
The answer is not simply “add sockets everywhere”. Every point still needs a sensible location, cable route and purpose.
Treat lighting as part of the room design
Lighting is commonly reduced to a grid of ceiling points. That approach can illuminate the floor plan without giving the room useful task light, comfortable evening light or emphasis where it is actually wanted.
Start by deciding what the room needs to do after dark. Kitchens may require clear light over worktops as well as softer general or dining light. Open-plan rooms usually need different layers for cooking, eating, reading and relaxing. Stairs, halls and external approaches need safe, intuitive operation.
Then decide which fittings or lighting layers should be controlled together. Pendants, wall lights, under-cabinet lighting, joinery details and general ceiling lighting may need separate circuits or control channels if the room is expected to change mood.

Decide how switching and controls should work
The best control plan remains understandable when somebody enters the room without an app or explanation.
Map the routes through the property. A light may need control from more than one doorway, from both ends of a hall or from the top and bottom of a staircase. In a bedroom, the main light may be more convenient if it can be controlled from the bed as well as the door.
For rooms with several lighting layers, decide whether conventional switching, dimming, scene control or a wider home-automation system is appropriate. Smart controls can be valuable, but they should support a clear lighting plan rather than compensate for one that has not been resolved.
Ask these questions before selecting equipment:
Which lights should operate together?
Where must physical wall control remain available?
Which circuits need dimming, and are the lamps, drivers and controls compatible?
Would occupancy, daylight or time-based control be genuinely useful?
How will the system behave if the internet connection is unavailable?
Who will commission the settings and explain them at handover?

Identify high-load equipment early
A renovation may introduce electrical equipment that changes the design more significantly than additional sockets. Examples can include an induction hob, electric oven, electric shower, underfloor heating, air conditioning, an EV charge point, a hot tub or electric heating.
Do not assume that the existing consumer unit or electricity supply can accept every proposed load simply because there appears to be spare physical space. The electrician needs accurate equipment information and should assess demand, circuit requirements, protective measures, the existing installation and the available supply.
Manufacturers’ specifications also matter. Confirm final appliances and equipment early enough for the correct circuit, isolation, connection point and cable route to be designed. A placeholder such as “electric oven” may not contain enough information if the final product has different requirements.
Where an EV charger or other future high-load addition is likely but not part of the present project, discuss sensible provision now. That might influence the consumer-unit arrangement, route planning or capacity assessment even if the final equipment is installed later.
Check the existing electrical installation
New work has to connect to the property that already exists. Before a significant extension or renovation proceeds, the electrician needs to understand the condition, capacity and arrangement of the existing installation.
An older consumer unit, limited spare capacity, uncertain earthing, undocumented alterations or damaged accessories may change the scope. This does not mean every renovation requires a complete rewire or consumer-unit replacement. It means those decisions should follow inspection and design rather than assumption.

Coordinate routes before the first fix
The first fix is the stage when cables, boxes and other concealed elements are installed before walls and ceilings are closed. It is the point at which coordination has the greatest value.
Cable routes must work with the structure and other building services. Approved Document P notes that electrical work can interact with other parts of the Building Regulations, including structure, fire safety, moisture protection, sound resistance, ventilation, energy efficiency and accessibility.
That means electrical routes should not be improvised independently of joists, steelwork, insulation, fire-resisting construction, plumbing, ventilation ducts or fitted furniture. Penetrations may need appropriate sealing, and the positions of boxes and controls may need to suit accessibility and the finished wall build-up.
Photographs of concealed routes before they are covered can be valuable for the project record and for later work. They do not replace certification, but they help show where services run.
Allow for data, security and future changes
Power is only one part of a modern electrical plan. Renovations are often the best time to consider wired network points, Wi-Fi access-point locations, CCTV routes, door-entry equipment, alarms, speakers and control cabling.
Wireless products can reduce cabling, but they still need power, reliable coverage and a practical maintenance plan. A ceiling-mounted access point or external camera is much easier to prepare for before decoration than after the property is complete.
Future-proofing should remain proportionate. Empty conduit or an accessible route can sometimes provide flexibility without installing equipment that may never be used. The important point is to avoid sealing every practical route and then discovering that a likely future upgrade has no clean path back to the electrical or network equipment.
Understand first fix, second fix and commissioning
Electrical work on a renovation is usually delivered in stages.
During first fix, the team installs concealed cables, boxes and routes. Before that work starts, the positions and circuit decisions need to be sufficiently stable.
During second fix, sockets, switches, light fittings and other accessories are connected after the main finishes are ready. Final product dimensions, finishes and compatibility need to be confirmed before ordering or installation.
Testing and commissioning then confirm the electrical work and set up any controls. Dimmers, sensors, scenes, timers, smart equipment and networked devices should be tested as the complete system people will use, not merely shown to have power.
A clear handover should identify circuits, explain controls and provide the relevant certificates, instructions and settings information.
Building Regulations and electrical certification
In England, electrical installation work in dwellings must comply with Part P of the Building Regulations. The government’s Approved Document P explains the requirements, the work within scope, when notification is required and the routes used to demonstrate compliance.
Not every electrical task follows the same notification process. Electrical Safety First recommends using an electrician registered with a government-approved Part P scheme; where applicable, the electrician can manage notification and arrange the relevant compliance certificate.
Ask before work starts:
Who is responsible for the electrical design?
Which work is notifiable, if any?
Who will inspect and test the installation?
Which electrical and Building Regulations certificates will be supplied?
When will test results, circuit information and operating instructions be handed over?
Keep the final certificates with the property records rather than waiting until a sale, tenancy or later alteration to find them.
What to include in an electrical quotation brief
A useful quotation should be based on a defined scope, not only a count of points. Give each electrician the same current drawings and information, including:
the room layout and intended uses;
socket, data and equipment positions;
lighting fittings, zones and control expectations;
appliance schedules and known high-load equipment;
external power, lighting, security and outbuilding requirements;
information about the existing consumer unit and supply;
smart-home or network requirements;
the proposed programme and access arrangements;
responsibility for fittings, making good and coordination with other trades; and
the required testing, certification, commissioning and handover.
Record changes after the quotation. Small additions made repeatedly during construction can affect cost, programme, circuit design and coordination even when each request appears minor on its own.
A pre-first-fix checklist
Before the electrical first fix begins, confirm:
Final room, furniture, kitchen and joinery layouts.
Socket, appliance, data and charging locations.
Lighting layers, fittings and switching routes.
Dimming, scenes, sensors and manual-control requirements.
All known high-load equipment and future additions.
The condition and suitability of the existing installation.
Consumer-unit, supply and earthing considerations assessed by the electrician.
Cable routes coordinated with structure and other services.
Building Regulations, notification and certification responsibilities.
A process for approving and recording changes.
The result should be a home that is easy to use and easier to adapt, with fewer late decisions hidden behind finished surfaces.
